Satterfield Land Surveyors has submitted a variance request as an agent for Chad Cox. The
variance concerns their attempt to put a single family house on a residential corner lot. The lot is
50' wide and was platted before the current lot sizes and setbacks became effective. That has
caused this lot to be substandard or nonconforming as it relates to the lot width.
On the Planning Commission agenda I have proposed an exception for the zoning ordinance to
address this concern.
The proposed variance is 12.5 feet on the street side/side yard setback. The proposed amendment
is 14 feet on the street side and 6 feet on the interior side.

We are requesting a variance from the 15' street -side building setback.
Request: to have the street -side setback reduced to 12'.
The variance requested is due to the client proposing a 30' wide house. To get the current
building plans to fit, the street -side yard setback would need reduced.
Currently there are no existing structures on the property.
