There is not enough land area in the existing Lot 3 to create two conforming lots in an 11-2 zoning district. COMMENTS: Article III, Section.) of the zoning ordinance states: No lot shall be reduced in area so that yards, lot area per family,, lot width, building area, or other requirements of this Ordinance are not maintained. The City Attorney has provided an opinion that a variance can be requested from this section but "only17 if exceptional conditions exist as described in Article VIII, Section 5 of the Zoning Ordinance.
