WHEREAS, the City of Van Buren, Arkansas, is duly incorporated under the laws of the State of Arkansas,with all powers, authority,and duties of a city of the first class,and under such authority has adopted the Subdivision Regulations for the City of Van Buren(Ordinance No.7-2003);and WHEREAS, the Van Buren Planning Commission reviewed and approved this final plat on June 07, 2022;and WHEREAS, as a result of this meeting, the proposed Final Plat hereto was recommended by a majority vote of the entire Planning Commission. The residential subdivision includes 26 residential lots and Tracts A &B that are for detention ponds. Phase I is the first of three phases for the Legacy Creek subdivision. The Van Buren subdivision regulations states that a final plat recommended for approval by the Planning Commission shall be transmitted to the City Council for action. The City Council approval is required for its acceptance of the dedication,of public streets, easements, alleys,parks and/or other public space. The construction'of the subdivision has been inspected by City staff and the project engineer. We are in receipt of final plans, specifications, engineer's certifications,technical test results,the maintenance warranty, and as-built plans.Van Buren Municipal Utilities has approved the water and sewer construction in the subdivision. The enclosed Final Plat includes the dedication statement dedicating the public streets and easements shown on the plat. The Resolution also authorizes the Mayor and City Clerk to.sign the plat.
