A 15.0' wide access easement crossing part of Lot 4E, North Hills
Plaza-Replat, being part of the south -half (S/2) of the south -half (512) of
'- the northwest quarter (NW/4) of Section 13, Township 9 North, Range 32
r West of the fifth Principal Meridian, Crawford County, Arkansas, more
particularly described as follows:

The purpose of this plat is to place on record Lots 4D, 4E and 4F, North
Hills Plaza - Replat.
The rights -of -way as shown on this plat are hereby dedicated to the City
of Van Buren ("City') for public use. Any easement designated as a "utility
easement" is dedicated to the City for the installation, operation, and
maintenance of City owned and franchised utilities. The City and City
franchised utility companies shall have access through and along designated
easements for their personnel and equipment at all times with the authority
to cut down and keep trimmed from dedicated easements trees, hedges,
and shrubs that may interfere with or endanger such utilities. In the event
that fencing of individual lots is desired, gates that provide free ingress and
egress to, and within, the dedicated easement shall be provided. Any
easement designated as a "drainage easement" is dedicated to the City for
the installation, operation, and maintenance of the drainage facilities.
Property Description
I Lots 3A, and 5A, North Hills Plaza - Replat, as filed
November 3, 1994, and Lot 4B, North Hills Plaza - Replat, as filed
for record August 24, 2007, to the City of Van Buren, Crawford
County, Arkansas. Containing a total of 9.94 acres.
Notes:
1. Bearing system assumed and based on a previous survey and plat
by Hawkins -Weir Engineers, Inc. dated November 3, 1994.
2. The property here -in surveyed does not lie within an identified
flood hazard area based on FIRM for Van Buren, Crawford County,
Arkansas, Community Panel No. 05033C0380H, Map Revised March
16, 2009.
J. All numbers in parenthesis (128) are street addresses.
4. Lot corners have a 518" steel rebor set with yellow plastic cap
stamped 'PS 1791 ".
5. Lot 4F (Cell Tower Site) is being platted to create a separate lot
for as long as it is utilized as a cellular tower site. Should such, a
time as the cellular tower site be removed, the lot development
would require review by the City's Planning and Development
Department that improvements meet future regulations.
6. The 15' Access easement shown across Lot 4E is to provide
exclusive ingress and egress to serve Lot 4F, cellular tower site.
