SANITARY SEWER FORCE MAIN EASEMENT
KNOW ALL MEN BY THESE PRESENTS:
That Park Ridge Management, Inc, an Arkansas Corporation, GRANTOR(S), for and in
consideration of the sum of one dollar and other good and valuable considerations ($1.00 & OVC),
receipt of which is hereby acknowledged, does hereby grant, bargain, sell and convey to Property
Plus of Arkansas, LLC, a limited liability corporation, GRANTEE, its successors and assigns, a 10'
foot wide Permanent Easement for the construction, operation, and maintenance of a private
Sanitary Sewer Force Main with all appurtenances thereto, together with the right to remove trees,
brushes, undergrowth or other obstructions interfering with construction, operation and maintenance
of said Force Main over, and upon the following lands situated in the County of Crawford, State of
Arkansas, to wit:
10' wide sanitary sewer easement being 10' in width adjoining and
parallel to the south right-of-way line of Dora Road, centerline of said 10' easement
being 35' from the centerline of Dora Road across the following described property:
Part for the Northwest Quarter of the Southwest Quarter of Section 15,
Township 9 North, Range 32 West, Van Buren, Crawford County, Arkansas being
more particularly described as follows:
Commencing at an existing railroad spike marking the Northeast Corner of
the Northwest Quarter of the Southwest Quarter, thence along the East line of said
Forty, S02°32'00'W, 30.49'to a set rebar w/cap and the Point of Beginning; thence
continue along said East line, S02°3200'W 102.25' to a set rebar w/cap on the
Northerly right of way line of Interstate 40; thence leaving said East line and along
said right of way line the following bearings and distances: N86°32'1 T W, 169.55'to
an existing right of way marker, • N81 °01'33'W, 239.74'to a set rebar w/cap; thence
leaving said right of way line , NO2°32'00'E, 70.91' to a set rebar w/cap; thence
S79046'36'E, 39.48" thenceS81 °42'30'E, 72.74; thence S84°28'01 E, 70.50,- thence
around a curve to the left having a radius of 955.58' and subtended by a chord
bearing and distance of N87°59'00 E, 226.56' to the Point of Beginning, containing
0.75 of an acre and subject to any Easements of Record. The same being the
Driscoll Tract according to plat filed of record in plat book 2006 at page 4.
with rights of ingress and egress to and from the same.
TO HAVE AND TO HOLD said Easement unto GRANTEE, its successors and assigns forever.

GRANTOR shall have the right to use the surface of the property above described as long as
GRANTOR wishes, PROVIDED, that GRANTOR shall not interfere with the use thereof by
GRANTEE, and further, GRANTOR shall not erect a permanent building or other structure within
said Easement.
The consideration paid by GRANTEE is received and accepted by GRANTOR in full satisfaction of
every right hereby conveyed.
GRANTOR does hereby covenant with GRANTEE that GRANTOR is lawfully seized and possessed
of the real estate above described and that GRANTOR has a good and lawful right to convey the
same or any part thereof.
It is hereby understood that party securing this grant in behalf of GRANTEE is without authority to
make any covenant or agreement not herein expressed.
