Sixty feet of the northwest corner of the addition encroaches on the required 25' setback for yards in 1-2 Heavy Industrial districts. Bekaert Corporation is requesting a variance from the setback requirement in this 60 foot location as illustrated in the accompanying exhibit. 2. AREA: No structure may cover more than 3 3 %2 percent of the lot area. VARIANCE REQUEST: From 25 feet to 4 feet 9 inches (see attached letter and variance exhibit) Bekaert Steel &Wire is proposing an approximate building addition of 50,000 square feet. Approximately 60 feet of the northwest corner of the proposed addition encroaches the minimum 25' setback requirement. The extended right of way Lee Creek Road at I40 creates a property line situation that affects the future expansion (see variance exhibit.
