1. Bekaert Corporation, at 1881 Bekaert Drive in Van Buren, Arkansas is planning an approximately
50,000 square foot Warehouse Addition at their existing plant in Van Buren. Sixty feet of the northwest
corner of the addition encroaches on the required 25' setback for yards in 1-2 Heavy Industrial districts.
Bekaert Corporation is requesting a variance from the setback requirement in this 60 foot location as
illustrated in the accompanying exhibit.
2. Modifying the warehouse addition to eliminate the encroachment on the setback requirement would
significantly reduce the area of the addition, require less efficient arrangements of aisles and corridors
and may well not provide any significant cost savings due to a more complicated building enclosure.
3. Bekaert Corporation is an approximately 700,000 square foot, one-story, steel framed, non
combustible, industrial occupancy factory manufacturing metal fabrications. The addition will be
approximately 50,000 square It: one-story, non-combustible, steel framed.

SETBACKS: All structures shall be built at least 25 feet from all property lines.
AREA: No structure may cover more than 3 3 %2 percent of the lot area.
VARIANCE REQUEST:
From 25 feet to 4 feet 9 inches (see attached letter and variance exhibit)
Bekaert Steel &Wire is proposing an approximate building addition of 50,000 square
feet. Approximately 60 feet of the northwest corner of the proposed addition encroaches
the minimum 25' setback requirement. The extended right of way Lee Creek Road at I40
creates a property line situation that affects the future expansion (see variance exhibit.
BOARD OF ZONING ADJUSTMENT PURPOSE:
To hear and decide applications for variance from the terms of this Ordinance in cases where a
specific place of property characterized by exceptional narrowness, shallowness or shape was a
lot or record at the time of adoption of this Ordinance; or where by reason of exceptional
topographic conditions or other extraordinary or exceptional situations or conditions of a piece of
)roperty; provided that such relief may be granted without substantial detriment to the public
good and without substantially impairing the intent and purpose of this Ordinance as specifically
authorized in Article VI, Sections 1 and 3.
