Township 9 North, Range 31 West, Von Buren, Crawford County, Arkansas, more
particularly described as follows:
Commencing at the Northwest corner of said Nf/4, SE/4; thence South 89
degrees 57 minutes 28 seconds East 27.37 feet to the East right-of-way line of
North 24th Street; thence South 00 degrees 03 minutes 52 seconds East along said
right-of-way line, 130.00 feet to the Point of Beginning, said point being the
Southwest corner of Lot 135 of Cedar Knoll Place; thence South 89 degrees 57
minutes 28 seconds East along the south line of said Lot 135, 198.19 feet to the
West line of Cedar Knoll Place; thence South along said West line of Cedar Knoll

The purpose of this plot is to place on record Lots 1 through 10, Ashley

The rights -of -way as shown on this plat are hereby dedicated to the City
of Van Buren ("City") for public use. Any easement designated as o utility
easement" is dedicated to the City for the installation, operation, and
maintenance of City owned and franchised utilities. The City and City
franchised utlity companies shall have access through and along designated
easements for their personnel and equipment at all times with the authority
to cut down and keep trimmed from dedicated easements trees, hedges,
and shrubs that may interfere with or endanger such utilites. In the event
T that fencing of indvidual lots is desired, gates that provide free ingress and
a egress to, and within, the dedcated easement shall be provided. Any
easement designated as o drainage easement" is dedicated to the City for
the installation, operation, and maintenance of the drainage facilities.
