ORDINANCE NO. 15 -2015
BE IT ENACTED BY THE CITY COUNCIL, FOR THE CITY OF VAN BUREN,
ARKANSAS, AN ORDINANCE TO BE ENTITLED:
AN ORDINANCE TO AMEND ORDINANCE NO. 7-1963 (VAN
BUREN MUNICIPAL CODE NO. 14.04.01)FOR THE PURPOSE
OF REZONING CERTAIN PROPERTY IN THE CITY OF VAN
BUREN,ARKANSAS,AMENDING THE ZONING MAP OF THE
CITY OF VAN BUREN,ARKANSAS,AND FOR OTHER
PURPOSES.
WHEREAS, the City of Van Buren, Arkansas, is duly incorporated under the law of the State
of Arkansas, with all powers, authority and duties of a city of the first class; and
WHEREAS, the City of Van Buren has adopted the Zoning Ordinance for the City of Van
Buren(Ordinance No. 7-1963); and
WHEREAS, a request has been made by Westridge, Inc., represented by Kevin Bell,to rezone
certain property within the city limits of the City of Van Buren; and
WHEREAS, notice of a Public Hearing was duly published in the Press Argus Courier on
September 23, 2015, and a public hearing was conducted as required by law
(A.C.A. § 14-56-422) on October 6, 2015; and
WHEREAS, as a result of this hearing,the Planning Commission has recommended that
certain property within the city limits of the City of Van Buren be rezoned from
its previous classification to the following:

SECTION 1: The above-described property is hereby rezoned and the Van Buren Zoning Map
is amended to reflect this rezoning.

I, acting as authorized signor of Westridr, Inc, and as real ,I.state agent for the owners, am
asking for a rezoning of the four parcels of property from C 6 z?nd P1to!'2 (See [xhibit"A"for |ega|
description). Parcel's 7O0'O9190'O01arid 7GD'O9I95'OODa/ecsrr*ndyzoned C'2and | request that they
be rezoned to 1-2. Parcel's 700-09200-000& 700 0920S'0U0are currently zoned R'1and | request that
they berezoned to |'2.
My partners and I have a contract to sell our 338+- acres to group out of Northwest Arkansas
who plans on developing the property. They have requested that the property be rezoned to 1-2. As
you can see on Exhibit "B"43.49+-acres of our property is zoned C-2, 196+-acres of our property is
zoned R-1, and S9.40+'acres ofour property isalready zoned |-Z. We also have a 40 acre tract that is
located outside of the City limits and we are in the process of getting a voluntary annexation into the
City. We would also request that the 40 acre tract be zoned 1-2.
Currently there are NO existing structures on the property.
