AN ORDINANCE AMENDING THE ZONING ORDINANCE TO the City of
Van Buren, Arkansas, same being Ordinance No. 7 -1963, more'particu-
larly, to make provision for Mobile Home and Mobile Home Park.
BE IT ORDiINED BY THE CITY COUNCIL OF THE CITY OF VAN BUREN,
ARKANSAS:
1. That Paragraph 6 Section V is hereby repealed and the following
section BA added to Article II; Definitions added as follows:
BA Mobile Home Park
(a) Definition: Mobile home park means, any plot of ground
of two (2) acres or mere upon which two or more mobile homes,
occupied for dwelling or sleeping purposes, are located, regardless
of whether or not a charge is made for such accommodation.
:(b) A mobile home space means a plot of ground within a
mobile home park designed for the accommodation of one mobile home.
(c) The mobile home park shall conform to the following
requirements:
1. The park shall be located on a well drained site,
properly graded to insure rapid drainage and freedom from stagnant
pools of water.
-2. Mobile home spaces shall be provided consisting of a
minimum of 3600 square feet for each space which shall be at least
40 feet wide and 90 feet long and clearly defined.
3. Mobile homes shall be so harbored on each space that
there shall be at least a 15 foot clearance between mobile•homes.
4. All mobile home spaces shall have a drive -way of not less
than'20 feet in Width, which shall have unobstructed access to a
public street.
S 5. Each mobile home park shall provide service building to
house such toilet, bathing, and other sanitation facilities and
such laundry facilities as the city may specify.
6. An electrical outlet supplying at least 110 volts shall
be provided each mobile home space.
2. That there be added a new Paragraph 6 Section IV.
Paragraph 6 Mobile Home and Mobile Home Park Regulations.
No mobile home shall be permitted on any lot or plot of ground
except that within a mobile home park or area zoned for a single
mobile home. Lots or plots of ground where mobile homes aid now
located and which are not within a mobile home park shall be
regarded as non conforming use and be subject to regulations in
Section 14 Paragraph 2.
3. That Paragraph 1 Section V be amended to read as follows:
ID Motels, turist Courts, Mobile homes parks, and single
mobile homes on a lot, provided said lot be at least 40 feet by
90'feat. II
4. .That there be added a new Paragraph 1D. Section 6 Article V
as follows:
1D Single mobile home an a lot where it may be advantage
to•the industrial development of the area provided said lot is at
least 40 feet by 90 feet.
5. This Ordinance being necessary for the preservation of the
public peace, health, comfort, convenience, morals, safety, and
welfare of the City of Van Buren, an emergency is declared to exist
and.the Ordinance shall be in full force from the date of :its
approval.
