SECTION 4. That Section III E be emended to read as follows; E. Street Grading_ and ':,urfacinq Streets shall be constructed with a dust free hard surface in accordance with the minimum standards established by tho City Council or by its agents provided further that estate type lots be constructed as follows: "60 foot dedicated right- czf -3ay with tha center of the street in the center of the right -of -way consisting of 24 feat of 2" black top or concrete with approved base with stabilized shoulders of 4 feet on each side of the street end with another 2 feat of base road surface to bar ditch to provide proper drainage as per diagram below. •n 1 •l 4 24 Feet Street f r SECTION 5. Front building set -back lines shall not be less than 30 feet from the front property line. d. Side Building set -back lines shall not be less than 15 feet from the property line. SECTIONN 6. It is hereby ascertained and declared that there is an immediate and urgent need for planning of estate type lot sub- divisions in the City of Van Buren, Arkansas: Therefore, an emergency exists and this ordinance being necessary for the preservations of the public peace, health and safety, shall take effect and be in force immediately upon and after its passage and publication.
