STORMWATER DETENTION AND ACCESS EASEMENT
KNOW ALL MEN BY THESE PRESENTS:
That WD Builders LLC. Willie Mooney, Manager, their heirs, successors, and assigns,
hereinafter referred to as ("GRANTOR"), whether one or more for and in consideration of the
sum of one dollar ($1.00) and other good and valuable considerations, the receipt and
sufficiency of which is hereby acknowledged, does hereby grant, bargain, sell and convey to
WD Builders LLC of Van Buren, Arkansas, its agents, successors, and assigns, hereinafter
referred to as ("GRANTEE"), an exclusive Stormwater Detention and Access easement for the
construction, operation, and maintenance of private (GRANTEE owned) Storm Water Detention
Basin with all appurtenances thereto, together with the right to remove trees (every effort will be
made to conserve trees during construction and maintenance operations), brushes,
undergrowth or other obstructions interfering with construction, operation and maintenance of
said Stormwater Detention Basin over, under, upon and through the following lands situated in
Van Buren, Crawrford County, State of Arkansas, to wit:
A Stormwater and Access Easement crossing Part of the Northeast Quarter (NE/4) of the
Southwest Quarter (SW/4) of Section 7, Township 9 North, Range 31 West, Crawford County,
Arkansas being more particularly described as follows:
Commencing at an existing cotton spindle in Oliver Springs Road marking the Southeast corner
of said NE/4 of the SW/4; thence N 02031'19" E, 70.00 feet along the East line of said NE/4 of
the SW/4; thence N 87°05'29" W, 56.94 feet; thence N 53°08'37" W, 161.07 feet; thence
N 87005'39" W, 329.10 feet to the Point of Beginning of said easement; thence N 87°05'39" W,
240.48 feet; thence N 02054'31" E, 35.00 feet; thence N 49°23'10" E, 140.00 feet; thence
S 70-30'10" E, 145.00 feet; thence S 02°54'31" W, 90.00 feet to the point of beginning.
With rights of ingress and egress to and from the same.
To have and to hold said easement unto GRANTEE forever.
GRANTOR shall have the right to use the surface of the property above described easement as
long as GRANTOR wishes, provided, that GRANTOR shall not interfere with the use thereof by
GRANTEE, and further, GRANTOR shall not erect a permanent building or other structure
within said easement, and further, GRANTOR shall provide gates acceptable to GRANTEE if
said easement is fenced.
The consideration paid by GRANTEE is received and accepted by GRANTOR in full satisfaction
of every right hereby conveyed.

GRANTOR does hereby covenant with GRANTEE that GRANTOR is lawfully seized and
possessed of the real estate above described and that GRANTOR has a good and lawful right
to convey the same or any part thereof.
It is hereby understood the party securing this Stormwater Detention and Access Easement on
behalf of GRANTEE is without authority to make any covenant or agreement not herein
expressed.
