ORD NO 06-1996 j CITY OF VAN BUREN, ARKANSAS ORDINANCE NO. (o -1996 AN ORDINANCE TO AMEND ORDINANCE NO. 7 -1963 FOR THE PURPOSE OF REZONING CERTAIN PROPERTY IN THE CITY OF VAN BUREN, ARKANSAS AND AMENDING THE ZONING MAP OF THE CITY OF VAN BUREN, ARKANSAS. WHEREAS, Larry and Elizabeth Breeden have submitted a Petition to rezone the following property: Part of Lot 5 of Crawford County Industrial Park, Phase II, as filed for record May 9, 1978, Van Buren, Crawford County, Arkansas, more particularly described as follows: BEGINNING at the Northwest corner of said Lot 5, said point being in the centerline of an existing railway on the Northerly right of way line of Arkansas Highway No. 59; thence leaving said right of way South 88 degrees 34 minutes East, along said railway, 854.30 feet; thence leaving said railway, South 01 degrees 26 minutes West, 362.82 feet; thence North 41 degrees 03 minutes West, 242.77 feet; thence South 48 degrees 57 minutes West, 400.00 feet to a point on the Northerly right of way line of said Arkansas Highway No. 59; thence North 41 degrees 03 minutes West, along said right of way line, 122.69 feet; thence North 38 degrees 11 minutes West, along said right of way line, 100.10 feet; thence North 41 degrees 03 minutes West, along said right of way line, 297.40 feet; thence North 29 degrees 44 minutes West, along said right of way line, 51.00 feet; thence North 41 degrees 03 minutes West, along said right of way line, 31.70 feet to the point of beginning, containing 5.29 acres more or less, being subject to any easements of record. also known as 2501 South 4th Street, from I -2 to C -2; and WHEREAS, Notice of Public Hearing has been pub- lished in the newspaper as required by 411 law; and WHEREAS, The Public Hearing has been held as re- quired by law; and WHEREAS, The Planning Commission recommended said zone change. NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF VAN BUREN, ARKANSAS: SECTION 1: That the above described property is hereby rezoned from I -2 to C -2 and the Van Buren Zoning Map is amended to re- flect this rezoning.
