KNOW ALL MEN BY THESE PRESENTS:
That an Buren School District . GRANTOR(s), for and in consideration of the
sum of $1.00 and other good and valuable considerations, to them in hand paid by the CITY OF
VAN BUREN, ARKANSAS, a municipal corporation, hereinafter called GRANTEE, the receipt
of which is hereby acknowledged, do hereby grant, bargain, sell and convey, unto the said
GRANTEE, its successors and assigns a Permanent Easement for the construction, operation, and
maintenance of a drainage ditch, channel, pipe or structure, and any appurtenances thereto, over,
across, and upon a strip of land, crossing:
A Fifteen foot (15') wide Drainage Easement crossing part of the Northwest Quarter
(NW/4) of the Northeast Quarter (NE/4) Section 24, Township 9 North, Range 32 West,
Crawford County, Arkansas, (property also identified as Parkview Elementary Parcel
700-09350-000-E) The centerline of said drainage easement being more particularly
described as follows:
Commencing at an existing rebar marking the Northwest corner of PBGH (Parkview)
Subdivision - Lot 2A as filed for record January 11, 2023 as Plat 2023-1; thence
S 0300210611 E, 32.09 feet along the West line of said Lot 2A; thence S 87'13,49" E,
42,58 feet to the Point of Beginning of said centerline of easement; thence
N 2902012711 W, 209.29 feet along said centerline; thence N 03'27'57" E, 101.78
feet to the point of termination of said centerline of easement.
See Exhibit "A" attached hereto and hereby made a part of this instrument,
with right of ingress and egress to and from the same.
TO HAVE AND TO HOLD said Easement unto said GRANTEE, its successors and
assigns forever.
The consideration paid by the GRANTEE is received and accepted by the GRANTORS)
in full satisfaction of every right hereby conveyed.
