Our current hours of operation are on weekdays from 7:15 am to 4:30 pm. However, we are consider expanding those hours in the future to better accommodate our families schedules. We estimate between 100450 students and will need 17-20 employees. This location offers lots of space for classrooms, meeting rooms, offices and both an inside and outside play area. The outside play area is large and is already fenced. It includes a large paved track that we feel the children will love. The paved parking area is sufficient and should not impede any traffic on Pointer Trail. In the concern of any adverse impacts to the surrounding neighbors we anticipate no issues. Only the sound of children playing, laughing, or crying will be heard. Anything other than that would be abnormal. We believe that CKA will significantly contribute to the educational landscape of our city by providing an essential service to families seeking quality early childhood education. To that end, we respectfully request the council's approval for our Conditional Use Permit, allowing us to move forward with making this vision a reality. We are fully prepared to work closely with the council and any relevant city departments to address any concerns or requirements you may have regarding our application. Master Street Plan. W Pointer Trail is a Collector Street Class I Flood Plain. No Public Improvements. N/A Purpose and Intent of Conditional Uses Article VI, Section 9 (afJ: Certain uses are considered as conditional because of the potential harmful effects the use can cause to nearby property and because the requirements needed to eliminate those harmful effects vary from site to site. Thus, the Planning Commission, in considering each conditional use request, will review the overall compatibility of the planned use with surrounding property as well as such specific items as screening, parking and landscaping to make sure that no harmful effects occur to nearby property. Development Standards and Review Guidelines, (Article Vl, Section 4, (e)J The following development standards and design specifications shall be the basis for approval of a conditional use: (1) The design, location and operating plans shall be such that the safety of the public is protected. (2) The proposed land use will not adversely affect nearby property. (3) The size and shape of the site and the size, shape and arrangement of structures meet the minimum requirements of this ordinance. (4) The entrances and exits, internal sheet system, off-street parking, loading facilities and pedeshian walks are adequate for the purpose proposed. (5) Nearby property shall be protected fiom excess fumes, lighting, noise, glare, dust and odor. (6) Necessary landscaping and screening required to meet the intent of this ordinance shall be provided. (7) Open space shall be maintained by the owner. (8) Signage will not be obtrusive or dishacting so as to distract from the character of the neighborhood or be a nuisance to those living or working therein.
