ZONING: C-2 Thoroughfare Commercial District SETBACKS: Front Yard: 25 feet or 50 feet from C/L of street whichever is greater Side Yard: 10 feet Rear yard: 10 feet from property line and at least 20 feet between buildings Side yard: 20 feet from street property line or 35 feet from C/L of street whichever is greater LOT WIDTH: N/A LOT AREA: N/A VARIANCE REQUEST: The addition is proposed to encroach into the street -side setback by 7.1 feet (from 20 feet to 12.9 feet) from the South 13�h Street right of way. The addition will match the building line of the existing building.
