DRAINAGE EASEMENT
KNOW ALL MEN BY THESE PRESENTS:
That Richard Douglas Brooks and Kimberly J Brooks, GRANTOR(s}, for and in
consideration of the sum of $1.00 and other good and valuable considerations, to them in hand
paid by the CITY OF VAN BUREN, ARKANSAS, a municipal corporation, hereinafter called
GRANTEE, the receipt of which is hereby acknowledged, do hereby grant, bargain, sell and
convey, unto the said GRANTEE, its successors and assigns a Peirnanent Easement for the
construction, operation, and maintenance of a drainage ditch, and any appurtenances thereto, over,
across, and upon a ship of land, crossing Part of Lot 154 L egacy Valley Phase VI, located at 2619
Upland Drive, City of Van Buren, Crawford County, Arkansas, to wit;
A Twenty foot (20') wide Drainage Easement crossing Part of Lot 153 and Part of
Lot 154 Legacy Valley Phase VI, Van Buren, Crawford County, Arkansas. The
centerline of said easement being more particularly described as follows:
Commencing at the Northeast corner of said Lot 154; thence N 86°50'00" W,
10.00 feet along the North line of said Lot 154 to the Point of Beginning of said
centerline of easement; thence along said centerline the following Four (4)
courses: S 07°04'49" W, 98.56 feet; S 13°00'40" E, 60.38 feet; S 48°29'09" E,
54.39 feet; S 17°01'02" E, 20.86 feet to a point on the West right of way line of
Upland Drive being S 55°57'06" W, 7.67 feet from the Southwest corner of said
Lot 154 and the point of termination of said centerline of easement. Outer
boundary lines of said easement to be lengthened or shortened so as to terminate
at the North line of said Lot 154 and the West right of way line of Upland Drive.
See Exhibit "A" attached hereto and hereby made a part of this instrument,
with right of ingress and egress to and fiom the same.
TO HAVE AND TO HOLD said Easement unto said GRANTEE, its successors and
assigns forever.
The consideration paid by the GRANTEE is received and accepted by the GRANTORS)
in full satisfaction of every right hereby conveyed.
