Guzzle Soda Variance Application

To whom it may concern,
My name is Jackson Goodwin, a Civil Engineer with Micl<le Griffin, LLC.
We at Micl<le Griffin have been working on behalf of RE1G, LLC to bring a new Guzzle Soda shop to Van
Buren at the Northwest corner of the intersection of E. Pointer Trail and North 121" Ct. The attached plat shows
the proposed location of the Guzzle Soda (The Plaza Lot 4B-1B-1). The county assessor address for this property
is 1109 E Pointer Trail.
Guzzle Soda is a drive-thru and walk-up soda, coffee, and snack shack. The proposed building is roughly
460 sf and is prefabricated. There will be no public access to the building and the only proposed doorway for the
proposed building is located on the North side of the building, not facing E. Pointer Trail or North 121h Ct. The
attached Civil and Architectural plans will help illustrate what has been previously described.
The requested variance (from Ordinance No. 1-2006 Section 2, paragraph 3 and 4) is to allow far the
proposed Guzzle Soda development to use an address ending in Pointer Trail while not requiring the front door
to face the primary street.
The requested variance would also allow the development not to have the building address above the
front door. The only door for the proposed development is not facing either of the two streets that front this
property and thus having the address shown above the door would not be beneficial.
The current Ordinance in place does not take into consideration developments similar to Guzzle Soda.
Unique developments like Guzzle Soda do not require public access into the building and thus do not have a true
front door. This makes it difficult for developments like this to comply with the Ordinance that has been
previously mentioned.

REASON FOR VARIANCE: To comply with Ordinance No. 1-2006 and the placement of
address numbers which will facilitate a proposed Guzzle Soda
CURRENT ZONING: Commercial-2
STAFF COMMENTS:
The strict application of Ordinance No. 1-2006 requires address numbers be placed on the front
entrance side of the building and the on door must face the street to which it is addressed.
Sections of the Ordinance state:
Section 2: Where a lot of record is in excess of 25 feet of road frontage, with a single building
accessed by a driveway, the building address shall be the nearest address number
corresponding to the location of the building's front door.
All address numbers assigned to buildings shall be assigned to the front (front
entrance sidel of the building.
Section 4: The numbers) shall be
conspicuously placed on the
front of each building so
that the
number is visible from
and oriented toward the
street on which the number is
based.
The conspicuously
placed address
numbers on the building wall parallel with
Fayetteville Rd. should
satisfactorily allow
emergency services
and others to find the property.
