RE: Variance Request for a 510 sf, one-story drive-thru coffee shop.
To whom it may concern,
We are interested in putting a Seven Brew Drive Thru Coffee location at
1903 Fayetteville Rd. Currently, the ordinances require a front door that faces the
street, and the address numbers need to be placed on the front or street side of
the building. Due to our layout, to better serve this site a door that faces the
street would not be feasible. We do show address numbers in our front window,
which will face Fayetteville Rd. It is our desire to bring the Seven Brew franchise to
the Van Buren area and specifically to this location to be an active part of your
great community. We are seeking a variance that would allow us to develop
and operate our drive-thru business there.
Seven Brew is a drive-thru beverage business that serves beverages only
and no food. We serve a variety of made -to -order beverages including coffee,
tea, Italian sodas, smoothies, shakes, energy drinks, and hot chocolate. We
believe we are the face of a coffee revolution with our unique speed of service
coupled with quality products. Our delicious drinks are made from the best
ingredients, and served by always energetic, upbeat, fun, and welcoming
baristas, in a fast and consistent drive-thru.
Our model takes up a small footprint of approximately half an acre to an
acre with a 540-square-foot prefabricated building. Our building has multiple
exterior cladding material options to meet local requirements. Our thoughtfully
designed building has a canopy that stems from each side to protect our
employees and guests from the weather. At Seven Brew, we offer a drive-thru
only with two ordering lanes that help us process orders ultra -fast to allow our
guests to get in and out to tackle their day.
Please accept this letter as a formal request for a variance to allow us to
place the address numbers in the front window and not have a front door that
faces the street. We believe this location is a perfect fit for everyone involved.

REASON FOR VARIANCE: To comply with Ordinance No. 1-2006 and the placement of
address numbers which will facilitate a proposed Seven 7B
Brew Coffee restaurant
CURRENT ZONING: Commercial-2
STAFF COMMENTS:
The strict application of Ordinance No. 1-2006 requires address numbers be placed on the front
entrance side of the bu lding and the front door must face the street to which it is addressed.
Sections of the Ordinance state:
Section 2: Where a lot of record is in excess of 25 feet of road frontage, with a single building
accessed by a driveway, the building address shall be the nearest address number
corresponding to the location of the building's front door.
All address numbers assigned to buildings shall be assigned to the front (front
entrance side) of the building.
Section 4: The number(s) shall be conspicuously placed on the front of each building so that the
number is visible from and oriented toward the street on which the number is based.
